Standard Qualifications
- Credit Score: 675+ minimum
- Income: Annual income equal to at least 40× monthly rent.
- Required Documents:
- Government-issued photo ID, passport or driver’s license
- Recent pay stubs, deposit slips, or a job offer letter
- Recent bank statements, savings, or stock statements
- Starting a new job? An official offer letter showing salary and start date is accepted as proof of income.
Family Guarantors Accepted
Don’t meet the individual credit or income threshold? You can apply with a qualified family-member guarantor.
- Immediate family members only. We do not accept third-party or institutional guarantor services, including Insurent, TheGuarantors, Rhino or similar companies.
- Guarantor Criteria: 700+ credit and annual income equal to 80× monthly rent.
- Required Guarantor Documents: The guarantor must complete a separate application, submit government-issued photo ID and proof of income, and sign a notarized agreement for the exact property and unit.
International Applicants
International students and professionals can apply.
- Valid passport
- Proof of income or financial support, such as savings, a scholarship or an offer letter
- Family-member emergency contact or guarantor if required

When can I move in?
Standard lease terms begin on the first of the month, but approved tenants can move in immediately once a room becomes available and the lease is signed.
What if I’m using a guarantor?
Enter the exact property address and unit number on your application. Guarantors must be immediate family members, meet the 700+ credit score and 80× monthly rent income requirements, and complete a separate application. They must also submit government-issued photo ID and proof of income, then sign a notarized agreement for that specific property and unit.
Do I need to create an account?
No. You do not need to register or create an account to submit your application with RentMaestro. Simply fill out the form, attach your documents and submit directly.
Application & Verification
How long does application approval take?
Most applications are processed and approved within 24 hours. Make sure all required documents are submitted; complete applications may be approved much faster—sometimes within just a couple of hours.
Can I apply with a roommate or as a group?
Yes. Every adult planning to live in the apartment must complete an individual application. Select the same property address and unit number to link your files together.
What if I’m starting a new job or relocating?
An official, signed offer letter on company letterhead—stating your position, start date and annual salary—is accepted in place of recent pay stubs.
What should I submit if I’m self-employed or own a business?
Self-employed applicants should provide recent deposit records, bank statements, and other records that clearly demonstrate current recurring income.
Are cosigners or guarantors required to be family members?
Yes. Guarantors must be immediate family members who meet our minimum qualification threshold of 80× monthly rent income and a 700+ credit score.
Does the guarantor form need to be notarized?
Yes. The official guaranty must identify the exact property and unit and must be signed before a notary. Do not translate, rewrite, or modify the official form.
Do I need to remove a credit freeze before screening?
Yes. If your credit file is frozen, temporarily remove the freeze before screening. A locked credit report can prevent the screening from being completed and delay your application.
What file formats should I use when sending documents?
Send readable, downloadable PDF, JPG, or PNG files. Avoid password-protected files, expiring cloud links, cropped screenshots, or links that require us to request access.
Payments & Move-In Costs
What upfront payments are required prior to move-in?
Standard move-in requirements include the first month’s rent and a security deposit equal to one month’s rent, due upon lease signing.
Are utilities included in the monthly rent?
Utility terms vary by building and unit. Specific inclusions, such as heat or hot water, will be clearly detailed in your lease agreement before signing.

Are pets allowed in the apartments?
Pet policies vary depending on the specific property and unit. Verify pet approval with your agent or note your pet details on your application.
Can I secure an apartment for a future start date?
Move-in dates are tied to unit availability. While standard leases begin on the first of the month, immediate move-ins are prioritized for available rooms.
